Part rebuild, extend and renovate

The rear addition of this Victorian terraced house was unsafe and had to be rebuilt, and the opportunity was taken for a side extension, to create a broad, open-plan Kitchen / Dining area.

By encasing the new addition, the extension, and the existing rear wall with an insulated render system, and insulating the attic, and replacing the front windows, we reduced drastically the heat loss from the property as a whole, reducing heating bills to a fraction of what they were.

Planners required the extension to look dissimilar to the rear addition so it is clad with vertical oak boarding, which contrasts nicely with the sharp off-white polymeric render. Grey aluminium doors and windows and galvanised steel rainwater goods complete the fresh, contemporary exterior pallette, which in turn works well with the warm greys and white shades,and oak flooring of the interiors.

The rear yard was re-paved in a similar style to the interior stone tiling, and the setting-out made consistent, to link seamlessly the interior and exterior through the folding doors.

Replacement of existing lighting and boiler have further upgraded energy performance.

The rear addition mimics its existing size and shape. The side extension has a pitched roof over much of its length, but a flat glass roof where it meets the rear of the main house. This allows a fanlight to bring light and fresh air into the existing rear room.
