74 Broadway Market

Before

After

This Victorian Terrace shop with basement has been converted into a glassworker's workshop and retail outlet, with additional workshop space, a flat and a maisonette making use of the roof space.

Energy performance has been updated with thermally insulated dry lining, double glazing, roof insulation (175mm of cellulose fibre), condensing boilers, insulation of basement and damp-proofing of same by use of a ventilated membrane.

Rainwater is collected and used for toilet flushing and workshop utility use. Floorboards are re-used and locally sourced. The derelict front wall had to be re-built to exacting standards set by the Conservation Officer, and a permeable lime-rich mortar will satisfy structural issues whilst also allowing eventual reclaim of the already reclaimed bricks.

Timber treatment and conventional damp-proofing have been avoided by careful detailing to the recommendations of Hutton & Rostron Environmental Investigations, isolating vulnerable timbers from damp.

Main Contractor: Rushby Builders Ltd.

Local metalworkers Metalmania designed and made the shopfront grille.
